For Owners & Developers
Bid intelligence from the capital seat.
When you're allocating $50M–$2B of capital, you need bid math you can defend in IC. OmniTakeoff is the platform your GCs and subs already use; on the owner side, it surfaces evidence-grounded cost intelligence + bid-quality scores for the bids you receive.
What owners use it for
3 common workflows
Pre-development cost feasibility
Run an AI takeoff against a schematic-design package to produce a defensible feasibility number — before you commit further capital. The estimate is grounded in evidence (sheet, region, recognizer call) so it survives IC scrutiny.
Bid review + scoring
When 4 GCs respond to your RFQ, OmniTakeoff scores each bid against scope completeness, trade-ratio anomalies, and historical IQR. The lowest bid isn't always the right bid; the platform surfaces the why.
Change-order audit
Review GC-submitted COs against your original scope. The platform flags markups outside historical norms, missing assumption rationale, and pricing-basis inconsistency with the original bid waterfall.
The owner-side architecture
What's different from the contractor view
Read-only audit access
Owners get scoped read-only access to the takeoff + evidence trail of any bid responding to their RFQ. The contractor controls what's shared; the owner controls how it's evaluated.
Bid-quality scoring
Each bid is scored against (1) scope completeness vs. RFQ requirements, (2) trade-ratio anomalies vs. historical IQR for similar projects, (3) decimal-place defect probability, (4) missing-CSI flags. The score is a starting point for review — not an automatic ranking.
Cross-bid comparison
Side-by-side view of competing bids with shared CSI rollup, anomalous-cost surfacing, and a structured 'why this bid is cheaper/more expensive' breakdown. Useful when bid spread is wider than usual.
Owner-controlled audit trail
Owner-side audit log captures every interaction with bid documentation. Useful for fund-level governance, IC documentation, and regulator-facing accountability.
Pricing
Owner-tier licensing
Per-project licensing
From $4,500/project
For owners running $5M–$50M projects. Includes feasibility takeoff, RFQ-bid review for all responding GCs, change-order audit, and read-only audit-trail export. Project ends when you sign the GC contract.
Owner Enterprise
Annual contracts
For developers and capital allocators running multi-project pipelines. Unlimited project access, custom IC reporting, fund-level audit-trail consolidation, dedicated owner-CSM. Contact enterprise team for pricing — typical contracts $250k+ annually.
Capital-side conversation
We'll walk through your pipeline.
If you're a developer, REIT, infrastructure fund, or institutional capital allocator with construction exposure, we'll do a 60-min walkthrough of how owner-side OmniTakeoff fits into your IC + governance workflow. NDA optional; we sign yours or ours.
