ADA accessibility

ADA scope flows through doors / hardware, plumbing fixtures, signage, and parking. A non-compliant door push-side clearance is a re-do; the takeoff catches it at validation.

Common takeoff drivers

  • Door push-side / pull-side clearances (drives door swing + adjacent finishes)
  • Lever hardware (vs knob) on every accessible-route door
  • Reach ranges 15″–48″ for outlets, switches, fixture controls
  • Mounting height 17″–19″ for accessible toilets
  • Grab bars at toilets and showers
  • Signage with raised characters + Braille at all permanent rooms
  • Accessible parking count (1 per 25 standard, 1 of every 6 must be van-accessible)

Disclosure

This is a plain-English summary for estimating purposes. It is not a substitute for the actual code documents — review for AHJ-specific amendments. Adopted editions vary by jurisdiction; OmniTakeoff applies the edition declared on the project, not a hard-coded default.
